Foggy glass, hot spots and sticky sashes are your house telling you something. Here’s how to read the signs before the summer power bill does it for you.

Windows rarely fail all at once. They get a little harder to open, a little draftier, a little foggier, until one day the summer power bill arrives and you realize the house is working much harder than it should. Here are the signs we see most often on our consultations across Gainesville, Ocala, St. Augustine and Jacksonville, and what each one usually means.

Double-pane windows are sealed units filled with an insulating gas. When the seal fails, humid Florida air gets in and condenses between the glass, leaving a permanent haze you can’t wipe off. The window still keeps rain out, but the insulating value is gone. In most cases the whole sash needs replacing, and if several windows are fogging, the rest of the set is usually close behind.

Stand next to a west-facing window at 4 p.m. in July. If the glass and frame are noticeably warmer than the wall beside them, heat is radiating straight into the room. Modern Low-E glass reflects most of that solar heat back outside; single-pane and older clear double-pane glass simply lets it in, and your air conditioner pays for it.

Wood sashes swell in humidity, aluminum frames corrode, and vinyl balances wear out. A window you have to prop open with a stick is a safety issue as well as an annoyance, especially in a bedroom where it may be an emergency exit.

Hold a hand around the frame on a breezy day. Air movement means the weatherstripping is shot or the frame has separated from the wall. Rattling in wind tells you the same thing. Both let in heat, moisture and bugs.

Discoloration on the sill or drywall below a window means water is getting past the frame. Soft or crumbling wood is rot. Left alone, water damage spreads into the framing and the repair bill grows far past the cost of a window.

If traffic, lawn crews and neighbors sound like they’re in the room, your glass is thin. Laminated impact glass and modern insulated units make a dramatic difference; homeowners often mention the quiet before they mention the energy savings.

Florida’s building code changed significantly after the 2004 hurricane season. Windows installed before then generally lack impact rating, current energy performance and, in many cases, tempered safety glass where it is now required. Original windows on a 25-year-old home have simply reached the end of their design life.
